Presentation of the Praudière residence
Located in a quiet residential area, close to amenities and transport, this residence meets residents’ current expectations in terms of comfort, brightness and practicality.
Acoustic issues in a new residential project
In this context, acoustic comfort was a priority. The proximity of major roads and urban infrastructures, as well as the presence of nearby shops, led to an in-depth analysis of the noise environment from the earliest stages of the project. The main objective was to anticipate potential sources of noise nuisance in order to guarantee a peaceful living environment in line with regulatory requirements, but also with the high quality standards expected by the developer.
Methodology and technical support
Our acoustic design office, SIM Engineering, worked closely with the project management team and developer Cogedim. Our approach included an on-site acoustic measurement campaign, enabling us to precisely characterize existing noise levels and their variations. Based on this data, we carried out acoustic modelling to assess the effectiveness of the proposed solutions. This rigorous approach made it possible to integrate, right from the design stage, devices adapted to the architectural constraints and uses of future residents.
Acoustic solutions for optimum comfort
Recommendations focused on reinforcing the soundproofing of facades, using high-performance materials to limit the penetration of external noise. Particular attention was paid to floors between dwellings, with specific treatment to reduce impact noise and promote tranquillity between neighbors. In addition, common areas and technical rooms were acoustically treated to prevent the propagation of internal noise. All these measures have been designed to provide lasting sound comfort, in compliance with current standards and the project’s requirements.
Site supervision and performance validation
During the construction phase, SIM Engineering regularly monitored the implementation of the recommended acoustic solutions, in liaison with the project management and contractors. This monitoring enabled us to check the quality of the work and adjust the systems if necessary. During the acceptance phase, a measurement campaign was carried out to check that acoustic performance was in line with the objectives set. The results confirmed the effectiveness of the devices installed and validated the quality of sound comfort offered to future residents.
Conclusion: acoustics and sustainable living
The Praudière residence is a perfect illustration of the importance of integrating an acoustic study from the earliest stages of a new-build project. Thanks to a rigorous, tailor-made technical approach, SIM Engineering has helped create a peaceful, comfortable living environment that meets both residents’ expectations and regulatory requirements. This partnership with Cogedim underscores our expertise in helping real estate developers create sustainable housing that is pleasant to live in and meets contemporary needs.
